Delayed Turnover; Penalties caused by DMCI employee

My cousin bought a condo in Sheridan Towers and was scheduled for turnover in 2018. Bank LOG for bank finance was forwarded but due to error in their documentation, their sales department did not want to proceed with docs-in due tk penalties incurred as caused by the mishandling of their documentations team. Until today the issue remains unresolved and continously incurs penalties, penalties by the way, initially caused by their own employee. DMCI should fire incompetent people tarnishing their reputation. Such an inconvenience to go through for turnover! NEVER AGAIN WILL I RECOMMEND DMCI DUE TO THIS INCIDENT!

Dito po sa Mayfield Park Residences super careless ng office staff sila ang pakikisamahan ng unit owner my incident na nakakainis pa humingi ako ng favor sa staff na kung pde mautusan janitor pra makakuha ng mineral water that time kc my sakit ako at wala mga anak ko sa madaling salita walang mautusan ang sagot ba naman sakin nun staff na babae bz daw mga janitor sungitera ba naman, 2nd my parcel ako darating sa courier wala aq sa unit so pra hinde ma return tumawag ako sa office ng mayfield nakiusap ako na ireceived yun parcel ko ang sagot ba naman saakin baka kung ano daw ang laman nuon nashock ako dba po i bought items from onlineshop ano ba meron sa ganun! Need ko pa daw mgbigay ng authorization letter omg wala nga ko db pano ko gagawa nun that time dko naman alam na naiship na ni seller parcel nxtday delivery weird lng nya mgisip, wala ko criminal records po pra mgworry ka my kung ano sa parcel asa courier nga dbmakasungit ung babaeng staff dun s front desk kala mo broken hearted meron pa bawal umopo man lng sa basketball court sa bench po after 11pm akala mo mababawasan upuan
ang dumi dumi ng building mandala mglinis man janitor walus mais makita lng na nawalisan fapat cguro ireshupple mga office staff dto sa Mayfield pra kc cla pa dapat pakisamahan daig pa unit owner umattitude 10 years na kami maganak dto cla ngaun staff ang disaster mga ugali calling dmci customer care maging attentive po sana kau sa complain ng naninirahan sa mayfield tyou po.

Admin ERG

For almost 7 years, the administration in ERG has been and still is a joke. They replaced so many employees and managers over the years that you cannot build any rapport with them and when you ask them basic questions like charges in monthly statements, they can never give you a straight answer. The assoc. due price is absurd and everytime they come up with new kind of charges and late penalties. The gym is so bad that machines have never been mantained, everything is broken. Do something you lazy people.

Robbery in Hampstead Gardens Condominium

ATTENTION!!!!!!

There are many incidents of robbery in this worst condominium. We are also a victim just last November 6, 2017. All staffs are useless especially the admin and the securities, they really don't care for the residents. There's no CCTVs at the hallways and at the elevators. All residents are in danger there. It is not safe to live there because the persons of interest in robbery cases are just living inside the Condominium, it can be the utilities, security, staff, tenants etc. We can't live there anymore because of the negligence of the Admin and the Security I hope the management will give attention to this because it can cause trauma to residents like us. I'm speaking in behalf of the robbery victims in Hampstead Gardens Condominium.

Tivoli Gardens Security

Got home at around 1030pm of Nov 1. Pag sakay namin ng pamilya ko sa elevator kasama ang pamilya ko at may kasama kaming bata sabi sa amin ng babae na nakasakay namin "nagkakagulo po sa bldg ah daming pdea may drug raid. Pagbaba namin ng elevator may nadinig kami nagsisigawan tapos may biglang nagpaputok ng baril. Paano kung sa floor pala namin nangyari yun raid at nadamay un pamilya ko dahil sa hindi kami sinabihan ng guard sa main gate. Dapat sa main gate pa lang hindi na nagpapapasok ang security at nag warning na may raid na nangyayari.

Double Sale of Parking Slot in DMCI-Tivoli Garden Residences

We purchased a parking slot last July 2011. After paying the 20%downpayment we processed bank loan to UCPB last Feb 2013 and issued PDCs. On June 2013 were told that we need to reprocess the bank loan since the approved amount didnt fully cover the 80% remaining balance so we reprocessed the loan that same month.
In September 2013 we were told that we need to immediately settle 12k for interest and penalties imposed by DMCI before we can proceed with the bank loan. We didnt acknowledge the interest and penalty since the communication from Trizza of UCPB to reprocess loan was coordinated thru DMCI personnel Sarah and agent Juvy and it only reached us when it has incurred such penalties already so we sent complaint to DMCI customer care then eventually we were endorsed to legal and nothing happened to our complaint until this year 2017, the said parking slot was sold to another unit owner and our car was ilegally towed by the PMO headed by Jeffrey Navarro.
A complaint has been filed to the barangay, police blotter for the incident and when the barangay provided for certificate to file action then we file a legal case to fiscal and HLURB for the double sale of the parking and CREBA so they are informed of this complaints with the developer. Mr Raffy Tulfo also sent help by providing us Atty through PAO Mandaluyong.

Cypress Tower

I bought a condo unit in cypress tower about 6 years ago. I tell you what... Yung bago pa yung unit malinis at maayos pa ang security. After 5 years napabayaan na nila ang building at ang taas taas pa nila maningil ng condo dues at Meron pa silang repainting project that would cost over 100k per tenant pero wala naman na uumpisahan puro ka demonyohang paniningil sa Tao lang ang ginagawa nila? Di ba to PANLOLOKo. DMCI management sana naman ayos ayusin niyo trabaho niyo dahil sa impyerno kayo pupulutin sa mga kawalanghiyaan niyo.. Poor service... And the place looks like hell now sobrang pabaya at parang iskwater na Cypress Tower.

THAT MAPLE PLACE BUILDING IS BEING BUILT WITHOUT EVEN THINKING IF IT WILL CAUSE HASSLE AND EVEN HAZARD TO KAMALA AND RAWAI BUILDING OWNERS!!!! Turnover delay

We bought a reopened unit in Illumina Residences. We were informed that the rehabilitation of our unit started Jul 26, 2016. Until now after constant follow-up we are still waiting in vain. It's been more than 60 days already. We feel helpless customer care doesn't care. We don't feel urgency in their response. They are just after the money (downpayment), their turnover process.. sucks! Sana hindi na lang kami dito kumuha ng condo nakakapag-sisi. Will not recommend DMCI to my relatives and friends.

DMCI Homes Property Management Department and PMO Not providing Annual Audited Financial Statements

We just want to report to na ang DMCI Homes Property Management Department is not giving our homeowners association copies of the AUDITED FINANCIAL REPORT of the collected association dues for many years.

Our condo has been in operation for many years and we were NEVER GIVEN A PRINTED OR ELECTRONIC FORM OF OUR PROPERTY'S AUDITED FINANCIAL REPORT.

We suspect that there is corruption here. We have tried the regular ways of communicating with them pero delaying tactics po sila for many years. kanya naisip po namin to go social media dahil binabale-wala na po nila kami!

Milyon milyon na po ang kanilang kinaman at hindi po nila inaaccount..but our property continues to deteriote and is mismanaged. We do not know where our association dues are going!

Poor Security

I'm from Lakeview Manors Condominium. DMCI's first project.
PMO being biased. Motor vehicles being carnapped even at 10:00 in the evening where there is still security.
We have no more security at 11pm onwards even if we are paying complete association dues.
No 24 hour security in the commercial buliding which has higher rate of association dues.
Security guards dont have the ability to secure the area.
PMO doesn't seem to make necessary improvements to prevent such incidents.
Residential unit owners being allowed to park overnight for free infront of commercial building.
After selling commercial units, no resolution was made to protect the people who bought or lease commercial units.

Re; Issuance of Parking Title

I bought the parking at East Ortigas Mansion (#304), i paid it in cash last October 2014, but up to this time there is title for the parking. I followed up several times, but they ( DMCI staff) said that it's still in the process. I regret buying this parking area, knowing that i bought it in cash and it seems it is so hard for them to release the parking title. Now, i decided to sell my properties at DMCI at East Ortigas Mansion, because the vandalism to my car continues and nothing happen to the security guard's investigation.

REPUBLIC ACT No. 6552

AN ACT TO PROVIDE PROTECTION TO BUYERS OF REAL ESTATE ON INSTALLMENT PAYMENTS. (Rep. Act No. 6552)

Section 1. This Act shall be known as the "Realty Installment Buyer Act."

Section 2. It is hereby declared a public policy to protect buyers of real estate on installment payments against onerous and oppressive conditions.

Section 3. In all transactions or contracts involving the sale or financing of real estate on installment payments, including residential condominium apartments but excluding industrial lots, commercial buildings and sales to tenants under Republic Act Numbered Thirty-eight hundred forty-four, as amended by Republic Act Numbered Sixty-three hundred eighty-nine, where the buyer has paid at least two years of installments, the buyer is entitled to the following rights in case he defaults in the payment of succeeding installments:

(a) To pay, without additional interest, the unpaid installments due within the total grace period earned by him which is hereby fixed at the rate of one month grace period for every one year of installment payments made: Provided, That this right shall be exercised by the buyer only once in every five years of the life of the contract and its extensions, if any.

(b) If the contract is canceled, the seller shall refund to the buyer the cash surrender value of the payments on the property equivalent to fifty per cent of the total payments made, and, after five years of installments, an additional five per cent every year but not to exceed ninety per cent of the total payments made: Provided, That the actual cancellation of the contract shall take place after thirty days from receipt by the buyer of the notice of cancellation or the demand for rescission of the contract by a notarial act and upon full payment of the cash surrender value to the buyer.

Down payments, deposits or options on the contract shall be included in the computation of the total number of installment payments made.lawphi1™

Section 4. In case where less than two years of installments were paid, the seller shall give the buyer a grace period of not less than sixty days from the date the installment became due.

If the buyer fails to pay the installments due at the expiration of the grace period, the seller may cancel the contract after thirty days from receipt by the buyer of the notice of cancellation or the demand for rescission of the contract by a notarial act.

Section 5. Under Section 3 and 4, the buyer shall have the right to sell his rights or assign the same to another person or to reinstate the contract by updating the account during the grace period and before actual cancellation of the contract. The deed of sale or assignment shall be done by notarial act.

Section 6. The buyer shall have the right to pay in advance any installment or the full unpaid balance of the purchase price any time without interest and to have such full payment of the purchase price annotated in the certificate of title covering the property.

Section 7. Any stipulation in any contract hereafter entered into contrary to the provisions of Sections 3, 4, 5 and 6, shall be null and void.

Section 8. If any provision of this Act is held invalid or unconstitutional, no other provision shall be affected thereby.lawphi1™

Section 9. This Act shall take effect upon its approval.

Dmci

I am planning to buy a condominium somewhere in las piñas or alabang and i came across this complaint board. DMCI was one of the developers that's on my list, but based on the complaints of the disgruntled buyers, I am now crossing out the name of DMCI. Thanks to this wonderful site and the complainants who posted here and their advices.

Justine Artieda, Cristina Quibilan and Employees and service of DMCI

I have read Complaints about DMCI; I experienced the same thing from their customer care. They do not really do their function as a department including their sales and legal department.

I have a condominium unit for turn over but it was sold because their employee Justine Quibilan Artieda forge my signature on the SPA.

I sent a complaint to DMCI but it's almost a month I didn't even heard anything from them. I am out of the country, paying overseas calls yet I didn't gain any. No news no report, no nothing.
This company just wants profit but doesn't care about their client's welfare. I hope something should be done and change
What if the people posting complaints will join force and do something to teach these inconsiderate people in the industry.
