In regards to Mr. Hill's comment, he is looking at it through his business view, not the customer/client. Yes, I'm aware of my income:debt ratio. But to start at $65K cash out 9what I wanted), then down to $41K (Evolve's figure for cash out), then down to a measely $1K and pay off credit card debt, I felt it was a 'bait and switch tactic. I talked to a former mortgage colleague...that's NOT the usual way of handling a refi. FIRST you go through the Fannie Mae Freddie Mac info to see if a client qualifies, NOT the reverse reducing amount of cash out in equity. I perceived it as a 'bait and switch'.

Secondly, I waited 3 hrs the first time Chris said he would call "in a half hour". Seeing that he did not respond, I emailed suggesting he call me later in the afternoon. There was no call in the afternoon. NOTHING! Next day, I called after talking over options, what would a simple refi w/ NO cash out be...again, "I'll call in a half hour". NEVER TRANSPIRED! I waited the entire day...no phone call, no follow up email, NOTHING! After a day longer, I posted this message.

At first, it was constant communication, phone tag, but there was communication. The last 2 instances, I felt jilted. I faxed, emailed all the pertinent info in a timely manner, even driving 100 mi. RT to get the information to Chris.

Lastly, when I heard the "boiler room" background noise, I knew this was not a guy in a mortgage office at a brick and mortar bank...or just "my perception".

Since there are other complaints about Evolve and their practices, I felt compelled to relay my experience so someone doesn't have to waste their time 'jumping through the hoops' only to find out the refinance or cash out equity would not occur.

By not having any feedback from Chris after he said he'd call in a half hour (twice!), as a customer, I felt dissed. If Mr. Hill had only been upfront from the get go, (indicating I did not qualify for the refi, the loan) it would have spared us both time and aggrevation, a month's time spent and lost. I would MUCH prefer finding out (even though I have excellent credit scores/history spanning 30+ yrs and monetary resources not in investments listed on IRS tax forms) I did not qualify vs. dangling a carrot only to be disenchanted at the end.

SCAM

I was duped by Evolve Bank and Trust. Discouraged by previous mortgage company LSI Mortgage Plus, I contacted Evolve B&T in Carrolton, TX. Guess I'm doubly duped. Sent all my sensitive info: social security number, tax forms for 2 yrs, employment history. Spent $450 for yet another appraisal. Closing supposedly in a matter of weeks. As time grew near, I was told by Chris Hill, loan officer, they could only give me a fraction of cash out refi and pay off my credit cards. Asked for refi only. Was told twice in 2 days, "I'll call you back in a half hr"...NEVER HAPPENED! Was told, which sounds fishy...I deducted education materials on my taxes (college instructor) which makes my salary go down. Granted my salary is not high, had stellar credit. Quoted Fannie Mae rules...not sure if it's correct or not...never heard from CHRIS HILL, and I'm out $450 AGAIN! SWINDLERS or unethical at the least. Now I regard loan refinancers in same category as other ruthless businesses.

Nancy, you were not "doubly duped" unfortunately after doing complete VOE's with your employer and the underwriter reviewing your tax returns your income simply doesn't qualify for the loan. You claimed unreimbursed business expenses on your tax returns. Fannie Mae, Freddie Mac, FHA and any other lending guidelines require us to deduct that amount from your bottom line on your income. Based on our last conversation, I informed you the best option at this time would be for you to file your 2011 Tax Returns and leave off the Unreimbursed business expenses so we can re-evaluate at that point.

There is nothing "fishy" about it. I'm not sure how you could consider this a scam, since we do not benefit in any way without actually closing your loan? The 450.00 is paid to the appraisal company and the local appraiser that visited your home.

To address your issue of not returning your calls in 30 minutes, your correct I did not return them in exactly 30 minutes but I did return them. Since you do not have a cell phone making contact with you has been hit and miss throughout the whole process. I called you last Friday, and have not received a return phone call, but I did receive your abrasive email yesterday. I believe in doing business honestly and ethically and I do not understand why you would come to this site and post this without asking us to remedy the cost of the appraisal if you truly believe this to be our fault?

In a perfect world, I would have caught the claimed expenses on the front end but I did not and that is my fault and I apologize. Call me and I will be happy to get you in touch with my manager to see about refunding the cost of your appraisal.
