BUYER BEWARE!

BUYER BEWARE! Loopnet-Costar is using heavy-handed tactics to bill their customers long after their contract expires. I paid for a year (2020) and informed the company in writing and by phone that I would not be renewing in 2021. They continued to bill and harass me for more money. I turned the case over to the Attorney General’s Office of Florida. Save yourself some headaches and advertise with another company. There is plenty of competition in this space that charges month-to-month and treats their client base respectfully, so there is no need to lock yourself into an annual contract only to be harassed once it expires.

Annual Subscription

Loopnet sent us an email stating how much our price would increase for an additional years subscription. When we received the credit card bill, it was actually 2.5 x higher than they said it would be. They refuse to honor the price they informed us it would be. I can not wait for this company to go under.

wont canel my account

Won't cancel my account keep charging my credit card. I canceled my account back on 2/9/2018 and they are still charging my card. told me last month 4/9/2018 that they would reverse charges and today 5/7/2018 they charged me again. Website doesn't have option to cancel cards. The company is a fraud and crooks!! DO NOT USE THIS COMPANY...THEY WILL STEAL YOUR MONEY

Horrific Multi-Year Ordeal

Dealing with Loopnet feels a lot like getting mugged.

(1) The customer service is horrible - it's not the reps' fault, they're usually pretty nice (you can tell they feel sorry for the customers due to LoopNet's horrific billing practices), but a lot of LoopNet's policies are designed to swindle their consumers.

(2) If you dispute a charge on your credit card, they send their legal team after you and your credit card company.

(3) If you miss the cancellation cutoff point by even a second, you are locked in for another year . . . having to pay upwards of $5,000 to $6,000 per year, all without the ability to cancel or contest the charges without having to face their legal team.

(4) Once upon a time, LoopNet was a fantastic company offering valued services at a reasonable price. After they were acquired by CoStar, these hostile billing practices will NOT FAIL to leave a bad taste in your mouth. PERMANENTLY.

I'd like to say that CoStar is most likely also a horrible company (going by LoopNet's newly hostile attitude), but I've never bothered to find out . . . I can't bring myself to subscribe to CoStar's services after this ongoing horrific experience with LoopNet that my company and I were forced to endure for two years.

LoopNet is the worst real estate and/or web company that I, or any of my co-workers and colleagues, have ever had to deal with. Please save yourselves the trouble.

CLASS ACTION SUIT

There are sooo many complaints about these scum bags. Does anyone know of an attorney that specializes in class action suits? They can have all the fancy terms of agreement hidden, but when a jury hears some of these stories and sees the hoops they make people jump though to cancel, as well as designed limited windows, they will recognize a scam when they see it. I smell big money. Not a fan of sue happy attorneys, but this time I recommend anyone that knows of a money hungry attorney looking for a big pay day, have them search internet for Loopnet complaints. Sign me up, I am complainant #1

Unwillingness to cancel contract

I purchased a good faith one year contract with Loop Net. It did not work for us at all, and we had NO RESULTS. Not one lead. I ceased to think about Loop Net unless they were on the phone attempting to get me or one of the agents to purchase an upgrade. Fast forward several months.
I got an invoice for another one year contract. I phoned them to say, " no way."
They said, "YOU HAVE TO" .
I said, "I have no business on your site. I just won't pay the bill. "
Then the very rude woman in the office said, "then I'll send you to collections."
That's where my business relationship with Loop Net stands.
What kind of company forces their clients to do business with them? Who could, in good conscience, knowing that there had been no results for the client hold to their, "YOU MUST GIVE 60 DAYS WRITTEN NOTICE TO CANCEL A CONTRACT WITH US." AND
then charge for another full year? I could understand a month or two, but a full year?
I have made it my mission to spread the word - find another way to spend you advertising dollars..

Ripoffs Don't use Loopnet

I sign up my one listing with loopnet on a special offer by loopnet a one time payment to my surprise they continued to charge my card the next month, I contacted them about their mistake and they told me it was not a mistake and that I signed up for 3 months and was being charged monthly I told them that this was not correct and to cancel my subscription they continued to charge my card so I called again and they told me I had signed up for a year and there was nothing I could do to stop the charges. Yes there is... I cancelled my Credit Card. Will never use LOOPNET AGAIN VERY DISHONEST! Please beware of this co.

Continued fees

I purchased a one-time 3-month listing from Loopnet. Then they automatically renewed it and continuously charged me for next 6 months. When I complained about it to customers service, and asked to cancel the charges they refused and said the auto renewal was stated in the contract. They have still not cancelled my contract. I am so frustrated with this company and will never use it.

cancelling listing...what a freaking joke!

DO NOT list anything with this company.....this is a complete disappointment! Now I'm fighting to get my money back! Charged my card again after I had cancelled my subscription & had confirmation that I had cancelled appropriately. The company acts like they don't know they have a poor reputation.....but its all over the internet! I'm really frustrated with how they handle their customers...very poor customer service. I think they would continue to charge your account hoping you would never know. They also told me if I reported it as a fraudulent charge that it would take longer to get my money back......

Misuse of trust

When you subscribe to an assumablely honorable company you don't expect to have to spend hours without success to unsubscribe.

This should be as easy as hitting "unsubscribe".
A smart ass in the company has assumed by confusing people they will make more money. I have made sure to tell or email to at least a 100 of my real estate never to subscribe to LoopNet and do not allow to be cheated. So this is some free advertising. I am also not going to use their services for a long long time.

LOOPNET unauthorized charges

I have the exact same complaint as pstrisow, and other posters on this page.

I signed up for $99.95 per month to list a family commercial property. I paid them for a year. The listing became inactive in March of 2014. I canceled in April of 2014 which they deny. I canceled via email which is a fill-in form on their website, so therefore, no copy of a "sent email" is generated.

They have billed me for 2 extra charges of $99.95 each. I am fighting them through American Express but Loopnet is well-versed on how to b.s. the credit card dispute departments. Loopnet has sent Amex 8 pages of my sign-up agreement which proves exactly nothing.

DO NOT USE THIS COMPANY!

It took me about 2 minutes to discover all the Loopnet complaints online and they all have the same story. Loopnet is unscrupulous, SHAME on a company that makes their money on confusing terms and bogus charges!!!

Unauthorized charges, misleading emails

I signed up with Loopnet for a 3 month term starting in mid October, 2013 at $99.95/month to list a small office. Although I only got three inquiries I was able to lease the place by Dec 1st. I expected Loopnet charges for Nov and Dec to complete my quarterly commitment. Near the end of the 3 month term in early January 2014 I received an email from Loopnet with the subject “Urgent: Your Listing is About to Expire‏”. In a large font size. The first line of the body of the email reinforced this message with the following line “Listing Expiration Warning”, in large and bold font.

I thought that my commitment had ended and the listing was expiring which matched my expectations when I signed-up. Then I receive my credit card statement and there is a charge for $99.95 again and now for the 4th month I am continuing to be charged. I log-on to Loopnet and see that the listing has indeed expired but there is the following line on my account status page:
Our records indicate you are in a commitment, and therefore must contact LoopNet Premium Support at (800) 601-8803 or via email at [email protected] for further details and assistance about the LoopNet products to which you currently subscribe.

This is really annoying on many levels. I only signed up for 3 months and the listing has expired so why am I being billed again? Why is there no way to cancel this on line? Why do I have to call Loopnet “premium” support to cancel? Why do they call it “premium” support when the recording says that due to heavy call volume I should leave a message for “faster service”?

When I finally get through to support I am advised that I am now in another quarterly commitment period and can’t cancel for yet another two months at $99.95/mo for absolutely nothing. I am advised that even though I received the listing expiration email that only applies to the listing itself and my Loopnet subscription is a separate entity that lives on and I will continue to be billed. I ask to speak to a manager and of course they are all busy with all customers so I provide my number and am advised someone will call back within one week.

Absolutely terrible customer experience. Intentionally misleading email indicating listing expiration when in fact I was going to continue to be billed indefinitely and beyond the 3 month period that I signed up for. What is also bad is that the credit card company (American Express in this case) advised me that while they understand that some merchants including Loopnet are deceptive at best American Express must honor the contract they have with Loopnet and though I can dispute the charges with the credit card company unless I can show proof that I had cancelled the service prior to the end of the quarterly term I will have to continue to pay for another quarter.

Loopnet is a lousy organization to work with. They intentionally provide misleading emails so as to obscure your account status and continue to lock you into additional charges for “services” that you don’t need. Then they refuse to reverse the charges to make the situation right and are very argumentative. Why would anyone ever want to do business with them? Please be warned that Loopnet has absolutely no interest in helping customers achieve their goals. Their only goal is to extract as much money as possible without any integrity or regard for their customers.

Loopnet rip off

I too listed on loopnet. The first time i cancelled no problem after leasing out the space i had listed with them for a couple of months. A couple of years later i relisted the space again for lease, and two months later when i found a tenant i contacted loopnet and cancelled the ad. The problem is, although they deleted my ad, they continued the charge on my credit card. I too missed the first month this happened because i did not thoroughly review my credit card charges, but the second time it happened i caught it. My credit card company reversed the charges while they 'investigated' the matter. I cintacted loopnet, they said i entered into a one year agreement with them, that never happened i had a single small space to lease and would never agree to spend $75.on it for twelve months. Loopnet says the term was stated in their email that thanked me for signing up with them, in the fine print. They said this is the " new" policy they no longer offer month to month terms. There is no way i am going to pay them for ten more months at $75 a month for an ad i am not running, but everyone should know this is how they operate. No itegrity.
