Never in the office!

My name is Michael, and my wife and I have been with Copper Ridge apartments for about a year and a half. We have to say that when we moved in, the property Manager at the time was awesome, she did so much to help someone out, if we were late a day she wouldn't charge a late fee. When she left a new person took over her job, and to say the least, he is a waste of space. The office is supposed to be open during business hours, and is never open. Every time I go down there its always closed, no one is ever there. Now my wife and I work mostly days and its hard to get down to the office, but when we do its always closed, since there is never anyone there when we go to pay the rent we get a late fee for it (which I feel is bull)! One of the other frustrating things about this property is that it is advertised as a gated community, yet the gate has never worked since we have been here. So we get all sorts of people that come into the community and dumpster dive and throw garbage all over the place. It stinks so bad here! The Manager (Ernest) doesn't like to follow the breed restriction laws and rules set by the lease (now I have nothing against these animals, but if they are restricted then they are restricted from being here in the apartment complex). If you pay "HIM" a hundred or so dollars under the table you can have any breed restricted animal here. He has no regard for the safety of the residents or their pets. One of my neighbors' dog was attacked by a Pitt bull and the manager (Ernest) did nothing about it. Also, he picks favorites here. If he likes you he doesn't charge you a late fee. But if he doesn't like you, you will be paying one every time. This to me is really messed up, and when we try to contact the corporate office we can never get anyone on the phone. When we move from here I will boycott Riverstone and Copper Ridge and make damn sure no one I know rents from them!

Riverstone Residential Group

The management company (Riverstone Residential Group) that runs Lookout at the Ridge are criminals. I had to move out a month early on a two year lease. I was prepared to pay for the incentives I received at move-in plus any fees associated with breaking my lease. I was not prepared to pay over $13,000 which is the amount they are trying to charge me. My boyfriend at the time lived with me and he agreed to pay them $5500, which he just paid off and now they are trying to charge me an additional $8000. I left the apartment clean yet they claim there were pet stains and the carpet had to be replaced. The charges for damages that were totally false were added to my bill anyway. With the new bill I have just received, I am planning on consulting an attorney. There is no way they will get one more dime out of me. If you are thinking of renting any property managed by Riverstone Residential, please take the time to do some research first. There have been warnings on Craigslist and bad reviews on numerous websites. I didn't and highly regret it.

Riverstone is unorganized, only care about money and treat people bad.

I used to live at Riverstone. They had me waiting around until the day i was to be out of my place and then they threw me all the extra fees onto my new lease. How is this lega? A company can now tell you, you qualify the day you are to be out and just add on extra fees with no notice? They even added on sewer and water. They give you that bill the day before its due. I dont understand how this is legal. They told me they were going to give us a grace period to pay the bill. They did not. They hand you a statment for your rent and a bill for sewer and water the day before its due. The company that the bill is comming from is not even based in Portland. Its some out of town company. Who reads these meters, when the company is not here? My bill has gone up every month. Now if I go to school full time, how come my bill keeps going up. It went from $6.00 to $50.00. This is very questionable.

Illegal business practices

I cannot agree more with you. I received THE LETTER and we were charged over $700 for things that were in fine condition but they replaced with no specific reason. The people at Riverstone Residential Group are unbelievable; in fact, I think they have a separate department and people who send you THE LETTER and call you with an extremely threatening and rude attitude. The lady I was talking to on the phone was so incredibly making me upset (it was obviously intentional) that I actually hung up in the middle of the conversation (that was the worst thing I could think of doing). I was threatened that if I don't pay the balance then we would face collections. I emailed to all of the executives at Riverstone Residential Group (over 12 people), but I didn't get a single email back. We filed a claim at a local small claims court, and as soon as we submitted the claim, they withdrew and cancel the outstanding balance. We didn't even have to go to court. They are professional at taking advantage of you, and that's all they are good at.
