Endorsement of Property Loss Claim Check

Received 3 insurance checks for roof replacement. First check was lost by Wells Fargo Mortgage. Took months to get the 1st check endorsed. When you call in, they suggest you go to your local branch. When you go to the local branch, they don't know anything about insurance checks and refuse to endose them. 2nd check was endosed at a branch but also took 2 trips to two branches. 3rd check received and now 2 branches refused to endorse. This has been a major goose chase. The process has taken 1-1/2 years!!! Still don't have 3rd check endorsed.

ENDORSE PROPERTY LOSS CLAIM CHECK

My loan has been approved for loan modifcation.I recently have property damage on my house. I received my check for the damage. Go to wells fargo to get the check endorse they won't do it because there's a past due on the account, and they are talking about will endorse when first payment is made. Payment is not due till April 1, 2015 WTH are you talking about people!!!. This is some bull. Stupid mess I hate this bank. THIS BANK MAKES NO SENSE AT ALL. YOU MEAN TO TELL ME I HAVE TO WAIT TILL APRIL 1, BEFORE YOU ENDORSE THE CHECK!!!!

Holding Insurance money

I recently had a car accident and suffered a total loss on my vehicle. I received an Indemnity check through my insurance company. I have only a short period of time to find a vehicle, when I deposited the check, wellsfargo is holding the money for 2 weeks. Now Im forced to pay for a rental car for 2 additional weeks. Is this legal?? Not to mention that this is the 2nd time they have done this to me in the past 6 months. Im taking this to the next level for sure. Channel 2 news, Channel 9 news, and FOX

Im sure that if they are doing this to me they are doing it to someone else. Its obvious by this complaint board that they are known for this. Im not one to allow ANYONE to push me around, before im done here they will be hearing me on every news station.

Elderly financial abuse and witholding insurance funds

Wells Fargo is a piece of fraud work that exploit the elderly financially, refuse to work with the customer, blame the insurance. They illegally with hold funds. Amber Fink, Ashley McCullough, Ashley Smith are useless and unproductive and are liars. They procrastinate, lose checks, lose documents, can't find faxes, refuse to communicate in this century using email so the consumer has a paper trail. Amber Fink is arrogant and violated my rights of privacy. She is rude, condescending an unproductive. She has lied to me, regarding our insurance claim. Ashley Smith has not returned my call in 3 months because Amber Fink has said she is my only contact, refusing to give me her superiors names, stating she answers for the CEO and Board of Directors. They have held our money for 8 months. Displaced my 85 year old father who was very ill and made demands that were impossible. They have held up the work on this home for 4 months we are at square one because they are in cahoots with the Insurance company, which I was told by the Insurance Adjuster. They make up excuses. We had to fax a trust document 8 times and Ashley Smith still couldn't read it and her legal Department then refused to acknowledge it was legal to prolong the process. She also refuses to name the legal department and the Board of Directors has refused to acknowledge my correspondence as has the CEO. They have made no attempt to expedite the process, but every effort to delay it. They on Assurant Insurance company which is a clear conflict of interest. They think people will give up, they are idiots. I will see their sorry practices in court and let a jury of their piers name the amount of settlement. Wells Fargo is very negligent and deceptive.

Wells Fargo Holds funds hostage

My experience with Wells Fargo property loss pretty much mirrors everyone else-

Delays with even the simplest items. For example:

3 days to post a received check,
3 days to generate a fax, (BTW- they won't use e-mail falsely citing legal restrictions)
2-3 days to process a received fax, or any documents
3 days to generate a check,
3 more days to put it in the mail,
7 days for the mail to go from SC to the west coast (USPS delivery standard is 3 days...)

Constantly citing new and unexpected documentation requirements. See above for the amount of time the new 'requirements' delay the turn-around
General inspection payout schedule which lags way behind completed work. Add that to the glacial turn-around cited above and your contractor will remain unpaid for weeks, if not months......
Really lousy insuranceclaimcheck.com site which has incorrect mailing information, missing forms and confusing/ contradictory information

Clearly this is a planned policy on the part of WF to delay, delay, delay in order to leverage the float. I have closed my WF accounts and converted my mortgages for various properties from WF to other lenders and will do the same with this property, once I have my final property loss check in hand.

RUN AWAY FROM THESE PEOPLE. IF THERE IS A CLASS ACTION SUIT IN THE WORKS YOU CAN COUNT ME IN.

Wells Fargo Holds Insurance Check Hostage

We basically have the same complaints as many others here. Assurant has been subcontracted by WF to handle property loss and the MO seems to be to give customers the run around until they either give up or get really angry. We are looking for an attorney to engage a class action suit unless this situation gets settled soon. First I want to get my funds returned so I can pay my contractors. Second, time to find a new mortgage company.

Wells Fargo Holds Insurance Repair $ Hostage

Same thing happened to me...W.F. held insurance repair funds in their escrow acct(which of course,paid zero % in interest for the 2 yr hold);Here is how their fraudulent scheme works and why they do it frequently on large insurance settlements! My state had no law requiring WF to pay % on the escrow money held hostage by them...In addition,my state had no regulation of how,or when the $ in escrow was to be paid out; With no regulation & with no oversight in my Republican led state in the deep South,WF was able to do anything they wanted to;You see,WF knew that their watchdog,their regulator at the time(the Federal Comptroller of the Currency) was 100% on their side and had not taken any action what-so-ever against WF for "more than a dozen years"...You see,Tom Dugan..a hard-core Republican appointed by Bush in 2001 made the choice to allow The Comptroller of the Currency to be used as a protection racket for WF and therefore he,always,always,always ruled against the public and for WF;Tom Dugan aggressively protected WF from more than a dozen state atty generals and from consumers as well;WF held my escrow insurance settlement money for two yrs and here is the reason why; Let us say that WF does this to an average of a million people every yr;This amounts to well in excess of a billion dollars each and every yr; The Federal Reserve requires banks to have a certain amount of money in their vaults to be used as capital reserve requirements(usually between 5% to 10% of their funds);If WF had a trillion dollars in funds,say 100 billion could not be loaned out due to the Federal Reserve reserve requirements...Therefore WF figured out that 50 billion held in escrow from insurance settlements (their customers $) could be loaned out to the public in credit card loans,home equity loans or automobile loans making WF 5%,10% or 20% on other peoples money...The only problem was that the customers who were trying to repair their homes damaged from hurricanes,fires,floods,etc were now victimized once again by the greed of Well Fargo's executives wanting to increase shareholder profits,increase the size of their bonuses/exercise their stock options,etc....It is all a game played by WF's greedy management at the expense of poor customers(who have no regulator) to back them and do the right thing.

Sent Wells Fargo 119,000 June 6 and they requested 9 faxes and corrections, July 26 still no first check to start repairs. They make excuses to draw interest on money. What can we do for recourse?

Wells Fargo Holds Insurance Funds Hostage

My contractor abandoned the job, received final Contractors State License Board findings against him. Wells Fargo would not release funds to finish my house, I managed to finish it myself, but now Wells Fargo wants me to get the contractor to sign release and other documents after the fact... really, he would do that for me after my complaint against him. The State agency release the contract for him, but Wells Fargo is using it as an excuse not to release funds... Get this it is 6/2014, my repair claim funds have been held since 2010. The requests from Wells Fargo keep coming and is never ending, once I satisfy one request, they add another, I am still fighting as they continue to make interest on the insurance funds and that is not being passed to me. Big Bank CROOKS, little people victims!

Looks like the Wells Fargo Property Loss comments here flushed out one of their trained executives. Hay, just a thought exec, do a little resurch on state and federal laws pertaining to "reasonable business practices". Your deed of trust claws quote has nothing to do with what most people are complaining about. (Hey, just another thought). Maybe you should actually read some of the complaint details before responding. Ok, granted your rant was obviously not a response but it was interesting and compelling evidence that you may need some professional help with finding something you are likely missing upstairs.

Holding Contractors Checks

Wells Fargo is holding payment in excess of normal business procedures. My contractor has left the job due to non payment and our house is unlivable. We are a month and a half from our date of loss and 70% complete with repairs. Not 1 cent has been released from Wells Fargo.
We are thinking of a law suit due to the problems associated with this company.

Wells Fargo Thieves

I just read the other comments here and had to add mine. I had a loss due to water in October 18, 2013. My insurance company issued a check on November 26, 2013. It was sent to Wells Fargo and I have getting the same run-around as everyone else. They won't even pay the people who did the clean-up and they are an emergency response company. This has been the most frustrating thing I've ever had to deal with. The work is almost finished on my house and I have had to use my personal funds for some of it.

Wells Fargo ATTY will not settle

My name is Andrew Anunciation, My mom died and the house burnt down while going through probate. Wells Loss Department was going to release the fire insurance proceeds but said I had to deal with atty's . Atty do not want to settle because they continue to get ;paid to defend lawsuit. Hope someone from Wells fargo reads this. Your atty's are ripping you and me off! Trying to settle this nightmare.

Wells Fargo Property Loss

My husband just got off the phone with a specialist at Wells Fargo. We are both frustrated beyond comprehension with this process of attempting to obtain our insurance claim funds from this mortgage company. In looking at other posted complaints we have experienced the lies, the repeated statements that they didn't receive this or that. My husband faxed documents four times, each time adding the delivery receipt from the previous attempts. Each call is met with some new excuse by Wells Fargo. Upon requesting the specialists name and extension he was given only first name with last initial and a department code that is the same for every specialist. My husband asked why is it that we have to do their job, as NOTHING would move forward if we did not call and press for it. They do not call. They do not process anything until you call. He asked if we will receive the interest on the funds from this several month delay (work was completed in July 2012!) and the specialist told him "yes". When he asked her to repeat that statement so he could record it, she refused. On a previous call, the specialist told my husband that they hadn't received the checks! My husbands response to that was "I can see on my online account that the funds were deposited into the special escrow on this date!" The response was simply yet another excuse.

Fortunately, our neighbor is an NBC reporter and we will be pursuing media, social media, attorney general and all means to apply pressure. Wells Fargo has until Wednesday January 9th to get that check to us or we open the flood gates.

Wells Fargo Holds Insurance Repair Checks Hostage

This has been going on since 3/2012 and our story is the same as everyone else's here......with a few twists of its own.....first my father in law loaned us the money so we would not have to jump through their hoops and the fact that we could not get a contractor to go along with their payment arrangements....we are at 100% completion with complete inspection..... Last week 12/28/2012 we are told that finally after a huge battle that we will be receiving the checks (we had 2 separate claims). We call in today 1/2/2013 twice and separate times of the day.... only to be told that the one claim the check has been canceled cause 100% inspection has not taken place.....what really??? what happen to that paperwork???? answer.....we don't have it.....??????? asked what claim they are waiting for inspection on and they say water......okay whatever I say......so the hail check is in the mail right?........no.....why not I ask.......does it not say that we have 100% inspection on the roof???? they tell me yes.......okay I ask again if you say I have 100% completion on the roof in your files but you aren't sending me the check for the hail.......what check are you saying is in the mail??? they tell me the water check??? what they hell are they smoking up there they will give a check for what they say is non completion and not for the one they say is....why is it cause the hail claim is larger than the water??? So a few hours go by and we call in again just to see what new bs they come up with this time.....says that we called in at 11 that morning and ordered our first 100% completion inspection....and we have no check coming to us at this time...REALLY???? Now mind you every-time that we have called in we are at a main support call center and than they take your info and transfer you to a "specialist" well.......our last call today we were not ttransferred and was refused by the agent to be ttransferred to a specialist saying that she was the specialist and that she couldn't ttransfer us to any other department. They have tried to tell me in the past that they do not deposit the money in some account and gain interest....I told her bs....than why did I have to endorse the check before you and before you could proceed with my claim??????? I have so had it I have read numerous complaints online and just intend to copy and paste and send an email to date line fleecing of America....they like to have fun with cooperate USA screwing the general public. Damn didn't wells fargo get a government bail out????? they as a bank get that option we as the people who support that bank with payments interest and insurance claim checks we don't get no government bail outs!!!!!

Wells Fargo

We had fire DEC 2006, wells Fargo got check and placed on mortgage refused to reverse, so I had to repair home myself and was injured in process, still cannot work Then they tried to foreclose, judge ruled to make them release check, they still refused and made me sign a completed repair to have check released, repairs were cosmetic due to the misappropriation of funds and loss of being able to work. Now foreclosed after check was released, now trying to threw me out being crippled.

bad business proceedures

I've been banking with Wells Fargo for 30 years. I have several accounts set up with them. I was recently a victim of theft. Wells Fargo theft department found a loophole in "their policy" to justify denying my claim. I had $1500 taken out of my account due to theft. Wells Fargo is thanking me for my long time comitment as a customer by denying my claim. Horrible business tactics.

Apparently, if my nieve 14 year old daughter gets coned into releasing a pin# to a dilinquent con artist, this make it okay for the thief to steal $1500 from me.
This kid left his house key at my home and trusted that I would give it back to him.
If I play it as Wells Fargo puts it... I must have permission to go into his home and take whatever I want.... ??? Seems wrong, doesn't it. I have 4 accounts with Wells Fargo, and am closing them all up. I have other accounts at Us Bank. I will give them all my business instead. Appearantly, Wells Fargo does not deem me as a valued customer, otherwise they would have credited the minor amount of $1500, instead of loosing a long time customer.

Wells Fargo Holds Insurance Repair Checks Hostage

WOW! In reading all of the comments made, I'm already gearing up to step into the ring. My apologies, I neglected to introduce myself, I am a small, hands on, residential contractor. We have performed numerous and various repairs on several small and large scale homes. In doing so, we have built our clientele based on the stance of honesty, integrity and responsibility to our customer while ensuring a timely/courteous response to any and all questions presented. Thankfully, this has kept us going through these rather tough times. All I can say is, if my company had operated, for one day, the way WELLS FARGO MORTGAGE has operated and continues to operate on a daily basis, I would have been bankrupt in about 26 minutes. Okay, I'll now that I got that off my chest, here's the rub:
*June 20the- Fire damages a residential kitchen, homeowners contact Liberty Mutual Insurance, (uhh oh) who then cuts an immediate check for $9k + to homeowner/WF telling the homeowner, "now, go find a sucker- uh contractor, who can help. Basically, I know you're still in shock, your house is a wreck, your 20 year old, special needs son, is lucky the neighbor came to save him but, I've got great news...I'm going to give $300 extra to cover the needs of your 6 person family to eat/live with while repairs are completed, which should be (this part is an actual quote) in about a week or less." Adjusters, they have such an odd sense of humor.
*June 22nd- Our company gets the call for an estimate. The resident is actually that of a person in my neighborhood, whom I know. Awesome! What a great stroke of luck, no traveling thru ATL in traffic all day. (Yeah, right...) Okay, it's a neighbor and he and his family are honest, good people, so, you treat people like this like your own family. We crunch the numbers over and over coming to rest on an amount of $12,249 to bring the kitchen and home, back to its former, humble self.
*June 25th- At this time, since we have done insurance work before, we get Liberty Mutual and WF on the phone pronto. All seems to go well as our number is only $75 more than the insurance guys 'Recoverable Depreciation Value,' of which he agrees to pay. So far, so good. WF then requests a (now, remember this, there's a test later.) completed W9, containing my personal SSN, a Conditional Waiver of Lien (that they poorly executed) and a Finalized and Complete Estimate (If anyone would like to any of these form and/or pictures of the project, I'll include my email at the end of the rant) PRIOR to work beginning, for their approval.
*July 3rd- After several calls to WF inquiring as to the whereabouts of their "required" abovementioned forms that were to be faxed to my office on June 25th, low and behold, as if by magic, my fax comes to life giving birth to said forms. It's A Miracle!!! The forms are filled out, double checked and returned faxed, with a confirmation request attached, surprisingly enough, one is returned within 15 minutes. Additionally, the homeowner signs a Consent/Temporary Power of Attorney Form allowing me to either talk to or speak on their behalf to anyone at WF and Liberty Mutual, just in case an issue arrived during the work process.
*July 20th- After several calls as to when we can begin repairs, we have yet to hear back from either Liberty Mutual or WF concerning funds for the project. Answer: WF, "We haven't heard from the insurance company yet." Liberty Mutual, "We have yet to hear back from the mortgage company." WOW, again! Well here; WF, meet Liberty Mutual...Liberty Mutual, meet WF. You are only two of the largest conglomerates in the world. Sheesh...
*July 22nd- A month and 2 days after the damage has occurred, we get the blessing to move forward. Before doing so, I contact WF inquiring as to how far out I need to schedule an inspection to keep the project running smoothly. "Specialist", Emily M states that "...no inspection is required as this is a residential claim under the amount of $15k." Additionally, WF "...only monitors residential claims over $15k and would need no further information..." or otherwise from the lowly contractor. Okay, let's get crack-a-lackin'!
*Aug 10th- ServPro has yet to complete the task of packing, cleaning and rearranging the home...no work today.
*Aug 14th- We begin work. The project goes well and as scheduled.
*Sept 9th- (Yes, a Sunday) All work, as described, is completed and to the complete satisfaction of the homeowner.
*Sept 10th- We submit of Waiver of Lien to Liberty Mutual, their adjuster states we should have the check within 7-10 days. No problem, it's normal. Mind you, we haven't been paid a dime of our 6% profit/labor for our company but, any required subs and all materials have been paid in full at this time.
*Sept 20th- No check...no surprise. Call the insurance guy, "I submitted that on the 11th you should be getting it anytime now. I'll call you tomorrow." Hmmm...doubtful. (I don't trust this guy)
*Sept 21st- Still no check. Call the insurance guy again, no answer, no call back.
*Sept 22nd- (Saturday) Again, no check, no call back
*Sept 24th- PO Box is empty, contact the insurance guy again, "I'll be on a conference call in about 20 min with HQ and I'll find out what the heck is taking them so long. End of the day, sun goes down, no ringy-dingy.
*Sept 25th- No check, call Lib Mut HQ, "Sir, that adjuster just submitted your paper work today at 3:45p." WHAT?!!? "His notes state that he just received your required information..." After an email showing the date, time, documentation and confirmation of each, HQ did a double time to confirm the check had been immediately released and was being sent. In the meantime, I contacted the Insurance Commissioners Officer and let them know what was going on.
*Sept 28th- TA DAAAA! THE CHECK HAS ARRIVED...at the homeowners house addressed to them and (guess who) WF. Okay, no biggy, we'll do the same as before, homeowner endorses it and we take it to the bank. Go the bank, the teller gets on the phone to HQ. The homeowner and I stand out of line and wait, 10 min...20 min...30 min...48min, ahh, now here comes the teller. Red faced and with someone else, Mr. Teller grabs the homeowner, informing him "We need to talk..." leading him off to a private room with smoked glass and heavy doors. After another 15 minute wait, the homeowner emerges, pale and sweating. Uhh oh, there's trouble. The homeowner informs me, "...they are saying the check is no good." I thought my ears where clogged, "Huh?" I replied. They indeed told him that they couldn't cash the check and had given him a number to call. We went out to the parking lot and called the number. It was to WF Property Loss Specialist Ashlee, with an " i ". Whatever... After all of the homeowner clarification of information, we asked what the problem was. (This is where it gets interesting) Apparently, the homeowner was in the process of a "loan modification" and do to this, his account had become 60 days past due. (During a loan modification with WF, one does not make required payments.) As the contractor, I asked the obvious, "So?" She went on to explain, do to his becoming past due, his mortgage account was under review by a new set of stooges higher up. I asked what that had to do with a contractor getting paid the final payment of his contract. "...we as the mortgage grantor have the right to monitor all funds for the residential repairs..." I responded, "...those rights, according to Ms. Emily M, were surrendered being the amount issued was under $15k." Her response, "Well, that was before the 60 day past due occurred on the account." Me, "What does that have to do with a contractor being paid?" Her, "You sir, can not be paid until the account is brought current and/or the loan modification is complete." Me, "Under what law are you quoting this?" (Here's the test I warned you about)Her, "Sir, WF does not have a signed contract or otherwise with you or your company. You signed a contract with the homeowner and, sir, you have no authorization to be talking to me about this account." If only I could have reached through those little, tiny holes in the mouth-piece of the phone. The gagging sounds of Ashlee with an " i " would have been worth the jail time.

Now, the reason I called "Test Time" is simple, with a W9, Conditional Waiver of Lien (that states they have to pay XYZ or I place a lean on the house) along with an accepted estimate and the fact they released two checks prior to the work beginning is grounds for, at minimum, an implied agreeable contract. One does not need a signature from a WF employee as it would be irrelevant do to so. It is simple, naturally, no one employee has the right to impose and/or enter into a contractual agreement that holds WF responsible incase of backlash, etc, yet, WF allowed said contract to move forward under the agreement presented in the form of original estimates by Lib Mut and the contractor provided paperwork required by WF be filed accordingly. Additionally, WF allowed two (2) payments be made prior to the work being completed. That said, our hearing is set for 11:00am this morning and we have already received three (3) offers from a WF rep here at the courthouse. Wish us luck!!!

Wells Fargo Holds Insurance Repair Checks Hostage

Recieved over $21K check for repairs to roof, interier and exterior of home. Each time I call Wells Fargo to see where my first 1/3 payment is so I can get my contractor started working, they tell me there is something else I need or an error on my form? Recently I have attempted to mail the additional documents needed, said didn't recieve, I have faxed more documents, last week, I was told they didn't receive the documents yet, I called earlier this week, they were processing them, Now they were received finally, they are needing a signed contractor bid, well before all they needed was the insurance adjuster form, now they need it signed.
It's just on and on. Well the banks have found they are able to make millions in interest putting this money to work for them, while holding their customers hostage. I've read nationally about these problems, and other banks are following suit. I wish the government would get involved on this one. I suppose it's time a class action law suit be filed.

Wells Fargo Holds Insurance Repair Checks Hostage

I too am frustrated with Wells Fargo. They are going to hold my insurance disbursement hostage until repairs are completed and until they can do a final inspection!! I'm going to be forced to pay for the water damage repairs out of pocket and fortunately selling the house in a week. I will then present closing documents and demand an endorsement of the check. My new loan is NOT with Wells Fargo. As the principal of a successful real estate team, I always deter buyers from seeking a Wells Fargo Mortgage. I now have first-hand knowledge of their ineptitude.

Wells Fargo Holds Insurance Repair Checks Hostage

Our loss was covered by two separate checks from our insurance company. The first for 14851.42 which I was able to get Wells Fargo to sign off as theey were also listed on the Pay To Line. Great... then the second check for 7536.30 was issued. I like a dummy ran back to the bank to get it released also. Not so fast. The total was now over their imposed 15000 dollar limit and we needed to get the Property loss section from Ohio involved. This was back on the 12th of Dec 2011. Originally we were told just a few simple routine checks of all the paper work and they would allow an okay to process this check within 5 days. This check included payment for the mitigation company for their work. We were then told back that all work had to be completed and an inspection had to be done by a assigned individual. Since the clean up company would like their 4304.52 I had our insurance company reissue the amount in 2 checks, one for that payment and the other for 3357.77 for us. Here it is 24 Feb 2012 and our work is completed and we tried again to get the okay. OOPS, more paper work is needed. Going to close acounts and refinance when and if this is ever completed.
