Removal of PMI

We bought our house for $600k with 10% down. This required PMI of $435 a month for five years. When we were in escrow the house was appraised at $641k. We've been in the home for year and half (18 months). We put $45,000 in the roof, insulation, carpet, paint, pool resurfacing, interlocking pavers and drainage.

So we asked the company to remove PMI. I sent receipts and an itemized list of the work we did. They said we had to pay $465 to Cenlar (seems like a conflict) instead of the appraiser. The appraisers appraised the house $665k. This means we have more than 20 percent equity (LTV of 78.5%) but they won't remove PMI and here's what they said.."For loans with less than 5 years of payments an appriasal must show an LTV of 75.0%. This is unethical and I believe goes against the Consumer Financial Protection act.

In addition, the comp sales where not "comparable" at all.

Lies and Deceptions

For all of us Americans who have had the unfortunate experience of having to deal with CENLAR I am vowing to take this as far as I can to get justice.
Like the previous writers, I have had the worst experience trying to navigate the CENLAR maze of confusion. Here is my story: My father died in November of 2012. Before he passed away he refinanced as a Veteran using another company that was later sold to CENLAR. When my Father passed I called CENLAR and was told to fax his death certificate and the Grant Deed which shows me as the new owner. They claim they never got any faxes even though I have acknowledgements of the fax going through. I then mailed away the required documents and called a month later to see if they have the new info. Again they claimed that they never received them. Shortly after my Fathers death I stopped receiving the statement coupon book and they refused to tell me anything about the loan of my property. I am frustrated that they can stone wall us and refuse to speak with me, especially since I have been paying the mortgage online for over a year plus. Today they said my documents were not good enough and they would still not tell me anything about the loan other than to raise me $418.13 per month due to a "shortage"???? I am aware that some prices will go up but this increase amounts to a 20% which is outrageous. I would like to refuse making payments but I am afraid of the consequences, especially to my already plummeting credit score.
With laws aimed to protect the consumer, it seems CENLAR has found ways to circumvent these laws. I will now contact a local News outlet and speak with their Consumer Advocate Reporter to help expose CENLAR for the FRAUD and DECEPTION they have perpetuated on the American Consumer.
