Incompetent managers and coordinators

I have recently pulled out of Cyprexx after nine years, Cyprexx gets rid of the good people and keeps the shit. One manager argued with me on a job where I counted 50 yards, and they wanted to pay me 19 yards. Told him good luck finding someone to complete , I then checked back through a contact, they paid 590.00 more to complete the job they argued over my price. It’s called $9.00 per hour kids dispatching for fourtiune 500 banks, I contacted the president of Cyprexx in more than one occasion. He will return my call for sure. My last complaint escalated to legal, and the person was fired for trying to intimidate me into breaking the law in New Jersey

Can anyone tell me if the debit memos or making the vendors choose their insurance coverage from a list of 3 companies they provide only? Does not seem legal to me??

How can they make you purchase your insurance thru a list of 3 companies and how can they keep changing the bottom line on your work order after you have negotiated the amounts??

Insider Perspective

I worked for Cyprexx for over 3 years as a repairs coordinator and I can attest that the complaints against Cyprexx that you see here are very much real. I left because their practices kept growing more and more shady. The managers and senior coordinators were constantly looking for ways to screw over the vendors as though they weren't the ones providing us with OUR paychecks. Those same managers and senior coordinators were constantly telling us underlings to get things done cheaper and cheaper even when we could easily show that some of the costs they were asking us to cut brought the price down below the costs of the materials to do the job. Even after leaving, I had vendors calling my personal cell number asking for help because their calls and emails pleading for insight - whether regarding their payment or jobs they were ACTIVELY WORKING ON were being ignored by coordinators, senior coordinators, and managers. The company itself has so many internal clicks that have allowed really good people to be fired while the most incompetent have not only been kept, but promoted...it's like the company is slowly killing itself and the powers that be are either just as corrupt or simply blind to it because they're only looking at the bottom line. Whichever one it is, it comes down to the same result - Cyprexx Services is a company that has shown time and time again that it is only about the profit margin and they absolutely do not care who they have to step on to get to their goals.

Cyprexx is a Joke

Well I can't say I wasn't warned, I did read all of the reviews and complaints about 4 yrs ago, that seems to be the going # of years before they throw you out to pasture... they will raise you up with all their BS to sweet talk you into working for practically pennies only to back charge you to death at the end for stuff they can't even confirm you did wrong but because they ALWAYS owe you $$, $25,000 on my behalf still, they continue to deduct what THEY say are back charge penalties until they owe you NOTHING..We as Vendors have worked on over 1,000 Fannie Mae properties helping them to SELL every last one of them, worked non stop 18-20 hr days to meet their deadlines only to be treated in the worst possible way, the cold shoulder, no explanations they threaten their managers who then threaten the coordinators to shut up or loose your job too if they say anything. I will be forwarding this to Fannie Mae also because I so hope they take their contract completely away from this UNFAIR company that treats their Vendors like crap demanding you do ALL this extra work or you just wont get paid...They build you up little by little to cover their needs, and yes even with phone calls from their higher ups asking you to take on more work because you have become their "preferred Vendor" in the area, that my fellow Vendors & friends is all BS, don't let them fool you YOU are no different from the rest of us, as a small business owner we are all in business to make a profit but the little profit you think you are making with CYPREXX they will hit you so hard in the end that you will loose every last dime you have ever made with them, thats their strategy..
EVERYONE of Your properties (a flat rate property pays $445 which includes removing 20+cubic yards of debris, doing up to 1 acre of lawn, shrubs, etc..cleaning the property inside and out, caping every wire and water line replacing every light bulb and replacing missing switch plate covers, installing 2 new 10yr smoke detectors) all have to pass are you ready for this, A bulk inspector a Cyprexx Q&A inspector, a Fannie Mae Inspector, a 3rd party inspector an out sourced inspector paid to find ANYTHING or just to dirty the place to make you as a Vendor go back and re clean it for free, the coordinators photo inspection, the listing agents inspection, than a photo audit done by who knows who.. mind you theres list and lists of changing requirements JUST TO CONFUSE you enough that you miss a photo here and there so they back charge you, $10 for a missing photo for each service, $50 for a BSO, not passing the Listing Agents inspection and every one of the failed Q&A inspections if theres a nail hammered in the wrong way you get back charged $50 for each inspection... wheres the statue of limitations on this issue here, you have invested 18-20 hrs of work time, paid employees, materials, not to mention the photo requirements threw a monthly paid app they demand your pictures from paid disposal fees at the landfills and then they hit you with failed inspections, just to make sure you did each property practically for FREE... How do they get away with this?? VENDORS BEWARE........YOU WILL BE NO DIFFERENT.....CYPREXX IS A HOT MESS
I have hundreds of thousands of photos showing the quality of our work we have helped FM sell hundreds and hundreds of properties worked endlessly to maintain them all so CYPREXX can make the bulk of he profits and than mistreat the Vendors who have gotten them where they are today... Are we in America or Communist China?? Makes you wonder, the government needs to take a closer look at this particular companies unfair strategies to get work done for free while they turn a profit on your hard earned dollar..

Cyprexx is bad for your business

This company will bleed you dry, and move on to the next contractor. I'm astonished that there are still sub-contractors out there putting up with Cyprexx and their back charges, un-trained reps, inspection for the inspection and then another 3rd party inspection (who gets paid to find mistakes and go backs) and bad managers. They look for every way not to pay you for your hard work, please do yourself and your business a favor and do not let this company into your lives....you can thank me later

These people have turned into snakes. I have been with this company for several years. They will find any way possible to not have to pay their vendors. They make up missing photo requirements and come up with a new way to do things at least once a week. If you are a vendor looking to get hired here. Please Please Please save yourself the headaches and the loss of money.

RENEGOTIATED BID - NO PAY

Good luck Chicagoland buddy because you are in for a surprise All of the reviews above are on point because I just got my
A__ handed to me. Started working for them beginning of last year and I am still chasing money from last summer. The admin time to satisfy these people is outrageous. I can't tell you how many hours have been spent reloading photos, redoing PCR's, revising invoices. They not only take your bid apart "after the fact" but you then have to resubmit it, and that changes the 30 day
net payment date. If you are performing maintenance I guess you will be ok, but any additional items associated with deficiencies should be reported and bid because otherwise they will never get addressed until they do inspections and blame you for not handling them, Then you charge them for the work, they don't pay, and then also back charge you when it was the INITIAL contractors fault or the construction crew that who knows who hired. Sometimes it is Cyprexx and sometime it is the broker, So good luck and if I were you I would certainly have a back up plan.

NOTICE

I got home from work to find a notice in a blank envelope taped to my door. It read This property has been determined to be vacant and/or abandoned. This information will be reported to the mortgage servicer responsible for maintaining the property.
No identifying date, or who inspected it.
The driveway was shoveled, we have three people living here, so there is a truck (he works during the day) a Volvo, ( I work during the day) and a small compact car, ( the man is on disability) and comes and goes during the day.
The path to the door and the path to the back of the house is shoveled and not to the ground so there probably were footprints of the three of us living here.
The vent from the furnace is steaming, ( vapor) I CANNOT SEE THAT THEY COULD EVEN HAVE LOOKED TO SEE THAT THE HOUSE IS OCCUPIED BY THREE PEOPLE! All they had to do was ask a neighbor. I am modifying my loan and I could not sleep all night because of this notice, I am 65.
This is a terrifying notice. That I am going to be locked out of my home in a few days.

I have also had MANY MANY issues with Cyprexx, late payments, no payments, losing info, changing invoice numbers so its very hard to keep track of. Wanting additional items 4-5 weeks after the job is complete even claiming the yard is too tall weeks after inital serfvices were completed during mowing season, (grass grows!!!) Creating issues and wanting more items after the JCR has been sent. Renegotiong the price after a JCR is sent, Usually the more expensive the job the more "issues" the find. I waited 4 months on a $5000+ job with a approved JCR and finally recieved $4000 only because they straved me out on that one. They are a joke and one of my least favorite companies to work for. My company does hundreds of properties a year for various clients they are by far the worst of the larger companies!! Hopefully they will get us all paid and go out of business...

I just got put on the "do not use" list because I refused to lower my already too-low flat rate. Cyprexx is not the company it once was. They were great 4 years ago, good 3 years ago and no better than the thieves at FAS and SafeGard now. Vendors beware.
