Damac forfeited my money for their delay

Tired of complaining.

Waiting for Damac to show case in my country and then I will show them what a little money can do in your own country.

People on this chat is crying out for help but nobody can hear or read our complaints.

These are a bunch of thieves who thrive on theft. They are rogues an I am entitled to call them that because they have stole and still steal.

Great country but Damac is a terrible company. I am waiting patiently to get my money when they come to my country and I play them with our own laws .People ...they are thieves .... shut them down.we are seeking the Kings help but nobody hears ....that's why in South Africa ...action speaks louder than works

Damac scam

Hello,

In march 2020, I sign purchase agreement with saleswoman Nihal Youcif for studio facing the golf in damac hill, project artesia. 2 or 3 months after I got by email the plan and I noticed that the studio facing the road, not the golf. The saleswoman on the text confirmed that studio facing the golf but Mar lapina, the manager, email me to announce me that studio facing the road and ask from proofs after I complaint. I sent him text I had with Nihal Youcif via whatsapp but Mar Lapina stop answering my emails. Nihal too not answering my text and quit Damac. Dubail land department never answer my email too.
After 18 months complaining to Damac sales dep by email, text and calls, my studio terminated by dubai land as requested by Damac. Damac refused to refund me almost 78 000 dirham and stoll my money.

Damac forfeited my money for their delay

Damac sales people are all thieves. They extort your money and want full payments when they not on track . They made me pay 199000 AED and applied to DLD to terminate because I stopped paying as they promised hand over 6 months ago and the property was not even 50%. It seems like the government in Dubai has a hand in this .The DLD never responds. Damac now advises I have nothing to do with them.
They tell me contact DLD who don't seem to respond.
If that is so , I have proof of payment into Damacs account.....then that tantamounts ro theft or fraud .

Somebody needs to help us foreign investors in Dubai.
If I get the sales people whom I dealt with .... I will feel sorry for them. People must stop visiting that country and stop investing their , then maybe their government will help.

Any Updates on what is happening with Damac

Good evening to all,
I have come to this webpage because I am having issues with Damac, just like a HUGE number of people from all Damac projects... we have spend a lot of money and I guess everyone is wondering whether this will ever get resolved...= Damac compensation.

Does anyone have any latest on what is happening with Damac??? Has anyone succeed in suing Damac...???
Any suggestion for Laywers???

Damac carson a delay in project handover

We paid 48% of 523,000. Project 28 months behind schedule. Damac asking DLD to issue termination throwing our request to consider easy payment options spread in a year. We did not ask for reduction. Same property they r luring new buyers with 30 pc reduced prices and easy payment options. Any one in similar situation? Suggest right legal course nr reddy 0506638977

DAMAC- AKOYA VILLAS

We thought DAMAC big name far away prestigious project. What it would lack in distance would be cover in quality finish. Not only were we wrong we also got conned by the temporary staff that they hire. they show you apartment and villa nthing to do with your development and say its liek this with few features missing. basically a Mercedes but you think ok Honda will do but you will finally get a golf cart. This way you cant get hold of the person once they sell you a project. they force you in to paying up even without a single movement happening.

We paid 80% of the property was never allowed to look at it and forget about the delay and harassment and fines. they request percentage payment even prior to completion confirmation and then charge you fine for asking for proof on it. Finally even though delayed i though it was the end of this nightmare only to find out its just gotten worse. the home is complete con job with no comparison to this how villa simple fitting to glass job all substandard. even the space and layout all cutting corner reducing as much as possible. Our 3bhk LUXURY town house is a joke. I even though hell with it, i will upgrade to something bigger paying a little more. The openly delay any response and treat you like garbage quoting you minimum 50% jump before adding the riders like change charges etc,) double the normal going price to deter you from changing anything and let these lazy company be . For that money I would buy from another realtor wouldn't i? They claim its Trumph and Tiger woods endorsed I'm sure if they came to know how badly they treating their name they will sue them. the whole name oxygen was because they were supposed to have a indoor rain forest in the mall they were going to build in the center. now forget the rain forest i will be surprise in a few years time the fountain they claiming will be a swamp. i am just surprise their are no good lawyers trying to get a class action law suite going against these guys I know a lot of cheated client.

One of the worse builders ever. they have fallen from what they used to be. Forgotten what made them.No one is recommending them.I'm sure they will go under soon. All the curse they get after bleeding people out its bound to hit the founders and management. In a country like UAE you expect at least some level of professionalism. DAMAC should rebrand itself to DM ASS.

Damac

I had conversion with few European. They mentioned specially white costumes. They mentioned arbs wears loose, bright, cleans white custumes because they do have to hardships, sweats and getting dirty. If they would have to do works hard, then they wouldn't wears impractical white costumes

Developer Damac properties

Most of the project developer are gangsters and ripping and robbing to especially to Muslims worldwides. Gangsters from UAE and from other countries have been announced hundreds of offplan projects, advertised, manipulated and sold houses, apartments and office to peoples worldwide. U.A.E rulers have supported to these gangsters to fools in order to develop their country from those paying for the developed or undeveloped properties. Dubai government is getting their share of 4% in advanced regardless of project either develope or never develop and allowing the gangster to fools and robbed peoples. Basically Dubai rulers are supporting gangster for their own gains. Muslims specifically arabs have got technological, economics and being far behind capares to other humans to works hard. They just want live heavenly lifes without getting sweats. So, they are supporting gansters from arround the worlds to robbs peoples inorder to live lavishly.

Sales Lied about EOI being refundable

Be very careful of what Damac Senior Sales personnel sell you. They will gather your interest, push you into an "Expression of Interest" convincing you it is completely refundable with no strings attached, once you've made the payment, they will send you a receipt the following day which says in fine print "Not Refundable". In a developed nation like Dubai it breaks your confidence. Never again will I ever consider Damac. This is to warn others.

delay akoya

i bought villa in 2016 from damac and we paid all our instalment exept last one handover one.during that time if we delay any payment they will keep calling and telling us by not payiing on time we will get panalty.now this project is one year late and no one even now talking when will be villa delevr.every one working this company are liers.totally miguiding customers.
now why dubai goverment dont take notice of this shit company.

Damac Akoya Oxygen Hawtorn plots

Damac collection staffs are completely unprofessional and lunatics. I booked a Hawtorn plot in December 2016.
I transferred to Damac designated account all the payments befor dues, even seven month prior to due but later they keeps sending me notice for not paying and imposes penalties. Anyhow, after few month of final payment, now they have send documents witch includes additional charges to transfer plot on my name.

Affection Plan Charges: 1020 AED
NOC for Building Permit : 5250 AED
NOC for Commencement: 5250 AED
NOC for Demarcation: 5250 AED
NOC for Utility Dewan: 1050 AED
Provisional Master Community Charges: 5250 AED
Refundable Security: 50,000 AED
Title Deed Delivery: 210 AED
Plot Upload Fee: 390 AED
Survey fee: 1000 AED
Title Deed Delivery fee: 787 AED
DSR fee: 1056 AED
All these above adds additional amount: 76819 AED

Plot base price: 565000 AED (Paid before dues)
Plot registration charges : 22000 AED (Paid)
Plot Net Price: 587600 AED (full amount paid before due)
Total amount have been paid: 58764900 AED.

Now Damac require me to pay extra amount of :76819AED to get plo transfer on my name and to build house.
Does anyone helps me to provides guidance to avoids unnecessary paying for aboves charges or get them into reasonable amounts.

DAMAC

AKOYA oxygen,
Plot Handover agreed on 20% payment( done in Aug 2016 ) as per the contract and I paid 50%. DAMAC not handing over and asking for full payment now. DAMAC neither rescheduling but putting the penalty for not paying rest 50%!!!!! and now added 85K extra and not giving any explanation !!!!

At least 5 to 8 times in the last 2 years they said me handover next month, but it never happened.
I lost all opportunity to build the villa and sale it due to this delay.

Just do not know what to do? I think I have done the worst deal in my life ever with DAMAC. Its a metal torture... as a salaried person this amount of money is almost my whole life-saving...

No proper respose from Damac HR Execuitves

Kindly note,There is no professionalism in your talent acquisition team. We are from MMTC Recruitment company since 2014 we are placing candidate to your good company Damac. The previous executives Ms. Swati, Binu Varghese are well responsive and professionals. But the current executive Kiran Paul is unprofessional toward her profession and she doesn't know what her position and how to manage with the CV's. There is no proper response from her as well the backend recruitment team of Damac. We have to wait min of 3 to 4 weeks time to get the feedback of CVs & the another executive Rahul sunny he doesnt know how to manage and respond to the mails. don’t how the damac is running with these types of executives. Note: for past 4 months there is no requirements from the executive as well no response for the forwarded CVs.

Delayed handover DAMAC

I have purchased a 3 bedroom townhouse at Akoya Oxygen (Aster cluster) from DAMAC in 2014 & the project is nearly 1 year delayed from the handover date which was supposed to be march/2018.Very slow progress, expensive prices compared to other developers in the same area. My advise stay away from DAMAC.

Buy a villa

Worst Company to invest my personal experience I buy villa in 2013 in akoya Damac hills they said it will be ready in 3 years took six years now the project is been completed have paid all my instalments not giving hand over they said you need to pay penaltities for what??????? How we can put penalties ontheir company not giving us interest taking our money took 6 years to complete the project ?????

Maintenance Issues

I am at my wits end. I recently moved into Golf Promenade 4A in Damac Hills, and ever since have had nothing but an endless stream of issues with the apartment, the most pressing being a severe water leakage and even more severe mould issue in the bathroom. I have had the maintenance team over 3 times to fix the issue. All 3 times, I was assured the issue had been "fixed", only to be met with the same issue a few days later, or as in the most recent case, the very next day.

The bathroom floor is constantly wet with water (I was told the first time it was an AC pipe, the 2nd time that it was also an AC pipe, and the third time they switched my hot water off, told me it was the hot water faucet, and that they would be back to fix it). There is still water leaking all over the floor. Even more alarming is the mould and rising damp issue on the bathroom walls.

What is most concerning is that I have had a persistent sore throat and extremely tight chest the last 2 weeks which just won't go away. Now I know why - the mould! I am allergic to mould!

The issue is just not being resolved. Who do I speak to, as the maintenance team just don't know what they are doing, nor do they speak fluent enough English when I try and explain the issue to them.

Extremely disappointed in Damac. Worst property developer in Dubai!

AKOYA OXYGEN (No Transparency )

I purchase unit in AMAZONIA@AKOYA OXYGEN, they are sharing as it is 60% complete . When I questioned them they don't responds. I took out list of unit from DLD and share with them in which the land number allocated is not there . Still they are not responding .

Unable to get to know , are they doing it deliberately as they are providing transparency to customer . When it comes to payment multiple call and reminder comes . When it come to service , it is really pathetic

DAMAC Properties- worst company

I wonder how DAMAC Properties continues to do business in Dubai? They are cheating their customers with delays in contractual commitments and promises not fullfilled. There is huge delay in their project delivery and very poor customer service mindset. I unfortunately happen to sign SPA with them for ALBIZIA@AKOYA OXYGEN. I paid more than 34% of the money; but the project is only 2.7% progressed. I requested on 29th Oct 2917, to revise my payment plan and link it to actual construction progress. But till now no action is taken by their Customer Service Department. Every time I call their telephone number, the call Center agent logs as a new case and no action is taken.
I want to highlight this awful Customer Service mindset of DAMAC Properties to the Government Authorities so that such real estate companies are banned in emirate of Dubai from cheating the investors.

Failing on Contractual Commitments – DAMAC Properties

I made reservation to buy villa of DAMAC Properties ALBIZIA@AKOYA OXYGEN in 2016. I had paid so far to DAMAC Properties; which is more than 34% of the total amount. However, when I made enquiries and revisited their construction site in Dubai, I came know that construction of the ALBIZIA@AKOYA OXYGEN is considerably delayed and only 2.7% of the project construction progressed as per the official update of Dubai Lands Department.
Therefore, I had called DAMAC Properties Customer Service team to know why they are not communicating the true picture of the construction status to their customers and only collecting money unilaterally. Unfortunately, I find their Customer Service team is not adequately trained and they did not provide me with any positive response or solution. So I requested them to provide me alternative options or refund me the money. Here again, it is rather surprising that I did not get any official response to my customer request; in spite of me talking to their Customer Service team for more than 6 months and also writing to them on 28th October 2017.
It is rather unfortunate that I took a unit with DAMAC properties ALBIZIA@AKOYA OXYGEN. Based on the promises and sales events / roadshow made by DAMAC Properties that the unit will be handed over in 2019; that I agreed to purchase the unit. But it appears to me that the project will not be completed even by 2021 and this naked truth is being concealed from the customers deliberately by the management of DAMAC Properties.
I request National Consumer Complaint Forum to kindly look into this matter and take up this issue with concerned authorities.
