Refinance with cash out with Embrace home loans

I’ve been an Embrace customer for almost 2 years, had nothing negative to say about them or my loan officer, until I recently contacted them for a refinance with cash out, my loan was approved, I was so happy, and we were scheduling the closing day, and boom without a notice and out of the blues they added a $1425 charge , not only this but they didn’t credit my account with the mortgage insurance I was suppose to get since I refinanced less than two years into my Mortgage, I asked my loan officer why that happened, he had no answer, I spoke with his boss, same story, the bad thing that they didn’t have the courtesy to tell about the extra charges hoping that I’ll not be paying attention and it will fly, as I told my loan officer that’s totally unethical , what really hearts that I thought that they are honest people and I was willing to give them my business, but I guess honesty is one thing you can’t find today , I decided to take my business somewhere else.

Embrace home loans

My husband and I filed chpt.13 bankruptcy in 2012.we did not file on EMbrace ,as this is our home and has been since 2001. After ban..kruptcy was discharged I noticed our home loan was being serviced thru a collection agency.we have never been late with a payment or missed one.THe collection agency was Loancare.We still didn't think anything about it.I was checking our credit report and Loancare has our account as derogatory due to bankruptcy chpt 13.I have all paperwork from the bankruptcy......which was discharged June 25 2013.When we make a payment embrace e mails and let's us know they received our payment.as of Feb 2016 Round point is servicing the loan.I want this off my credit report ASAP! I will gladly send a copy of the credit report.I think this is really bad considering we have been a good customer.This has caused us a lot of problems.This is false reporting on our credit report.I hope this gets taken care of immediately. Waste of Time and Money

Submitted form to Embrace Home Loans on 10/12/15 and was immediately contacted about refinancing my house.

Then after they ran my credit report they said I qualified and then requested $575.00 USD for an Appraisal, Tax Returns, Tax Bills etc. etc. . (No Problem) I uploaded most of that the very next day on the 13th of October. The appraisal was done a week later and everything appeared to be good to go.

Then issues...

Once you pay them the $575.00 I'm guessing they receiving commission from collecting that amount your loan officer will be less likely to respond to your messages and when you call in you will receive nothing but voicemail. Its now the middle of December and I have only been contacted twice. Once to write a statement about a credit dispute and to have it removed from my credit report which I did over a month ago, then they contacted me requesting that I "prove" that I have lived at my residence for over 12 months in which I sent them everything from power bills to internet bills dates from 12 months to 2 years. This was two weeks ago. After repeated ignored follow-up request I decided to contact the bank in which I already had my home financed with. They even beat Embrace's interest at 3.6 whereas embrace was 3.9 %.

I understand a refinance takes time but it shouldn't take 3 months, tons of calls and/or emails to complete.

Obtaining a Payoff Statement

I am an escrow closer. We have been requesting a payoff statement of a loan for two weeks. We have requested it multiple times via multiple avenues & have still yet to receive the payoff statement after multiple promises that we would have it in time for closing. The client has called, we have emailed, we have faxed.
This is the worst customer service I have seen in my 10 years on this job.

Yes, I have seen his name several times, responding to every negative comment posted with regards to Embrace Home Loans. I assume he is somewhat of a watchdog, barking and trying to disregard every complaint for a company that not only, cares not for it's customers. They just want you sign on the bottom line, no matter what the final outcome is, whether you save money or not, or even if you end up in foeclosure, it doesn't matter to them.

If you're a homeowner, you'll eventually get one of Embrace's mailers. They typically buy lists from the credit bureau's of consumers with credit scores within a given range, say for example, from a 650 to a 750, or 620 to a 720, and whose credit reports show they have a current mortgage. Just FYI, to anyone whose interested in knowing how they do it.
As far as paying for an appraisal, no matter what, on the phone, their loan officers will yes you up and down, and give you evry guarantee they can, until they're blue in the face, so that you'll sign your Good Faith Estimate, and give them your credit card number for the appraisal fee. Anyone whose had a mortgage or have been involved in the mortgage industry in one form or another, knows right well, that the value of your home won't be know for sure until they recieve that appraisal report. By that time, you either have the value needed or you won't, and if you don't, you'll never hear from them again, no matter how many voicemails you leave, or even if you do call the Better Business Bureau. That's because you probably already signed the disclosure that indicates the non-refundability of the appraisal fee, once that service is carried out, and no matter what the outcome of the appraisal is.
So, in the end, the point of this story is, it doesn't matter what they tell you on the phone or even face to face, it's about what they put in writing, and what you sign, so make sure you read every page of your disclosure package, line for line, word for word, before you give them your credit card number. Embrace Home Loans is not well known for their forth-rightness, and that might explain one of the reasons why they changed their name from Advanced Financial Services back in 2009
