Poor Quality and unprofessional

I moved into my "new" Ryland home in July of 2013 and I have had a lot of things that are very indicative of poor subcontractor workmanship. The subcontractors must be really underpaid and overworked because the things I am finding are things that they would have known that they skipped over or used substandard materials on and then tried to hide (ex... HVAC duct in wrong place, not overlapping the vinyl siding, leaking doors/windows, screws that are staged to look like they are holding something in, carpet tacks/strips sticking out, buckling vinyl siding, roof sheathing that is already sagging, and major drainage/erosion problems in the yard). If you happen to find something wrong during that first year of "warranty" do not expect Ryland to fix it.

After I bought the lot and built on it, a very large sink hole developed in my back yard because of all of the rain water that was running through my yard. The hole was 7 ft deep X 7 feet long X 4 feet wide and it kept getting bigger. I contacted Ryland about it and, after 2 weeks of waiting for them to respond, the superintendent said that they don't cover that, but he would be willing to fill the hole in with dirt and hope that grass would grow there. I knew that it wouldn't work so I called other contractors and got quotes of 5K to 10K to fix it right. I ended up paying a contractor to fix it. Found out later, from other neighbors, that the sink hole was there before I bought the lot, but Ryland was covering it up. I am going to pursue reimbursement for some of that money I paid to fix it.

Recently I found water damage to my base baseboards in area around my sliding glass door. Ryland superintendent tried to tell me that it could be roof damage from the hail storm (we never had hail!) and there was no damage to my ceiling . I wasn't born yesterday, so I called my insurance company and told them what Ryland was trying to do. After I told the superintendent not to touch my roof, the door sub (84 lumber) comes out and finds a cut in the bottom of the frame of the door right where the water damage was (amazing!). The door was either installed that way or some other subcontractor cut it and covered it with the trim. So instead of apologizing and telling me that they will replace the door and fix any damage, Ryland tries to convince me to let them just patch the damage. I say "no" and we have been going back and forth about Ryland having to back order a door and why can't I just let them patch it. What a hassle. First they try to lie to me about roof damage and now they want to get out of replacing the door.

I would steer clear of Ryland if you can. I am not the only one in this neighborhood who has problems with their Ryland home and problems getting Ryland to fix things that shouldn't have been a problem to begin with.
